Marketplace at Fells Point

Located next to the historic Broadway Market in the heart of downtown Baltimore, Marketplace at Fells Point is a new, 215,000-SF apartment complex constructed directly within the footprint of two blocks of historic structures. Our team provided specialized preservation designs to restore and reuse the original, historic brick building facades for the new residential complex. With more than 150 residential units and 35,000 SF of ground-floor retail, the project reflects a widespread revitalization of Fells Point’s unique historic district. Marketplace at Fells Point features five stories of residential and retail space with below-grade parking facilities, as well as a rooftop terrace, fitness center, clubhouse and gaming room, and a central outdoor courtyard. CEI provided full structural designs for this modern, upscale development that preserves the historic significance of the area.

Highlights

  • Building structural designs included temporary shoring to preserve the original, historic building facades during demolition and construction.
  • The building features concrete columns with wood exterior walls and masonry veneer founded on shallow spread footings. Parking levels are concrete framed with slab-on-grade floor.
  • The project followed standards of the Baltimore Commission for Historical and Architectural Preservation and the Maryland Historic Trust.
